Composite or wood?
Most of what you see here is composite, in the greys and warm tans homeowners have been asking for. Composite costs more up front than pressure-treated pine and gives it back in the years you don’t spend sanding, sealing and swapping out split boards. A few of these are wood, because wood is still the right call on some budgets and some houses, and we will say so.
Why we price railing by the section
Railing is the part most people underestimate, and the part most quotes hide. We price it by the section rather than by the linear foot, because a section is a real, countable thing: the post, the sleeve if it is composite, the rail panel, the hardware, the skirt at the base of the post, and the labor to set it plumb. A per-foot number leaves all of that out. It looks cheaper on paper and it is not.
The part nobody photographs
Several of these decks sit well above grade, which means stairs, landings and footings sized for the load and for the soil they sit in. That work is invisible in a photograph and it is the first thing an inspector looks at.
