Our Process
Most deck companies will not give you a number until somebody has been out to your house three times. We think that is backwards. Here is exactly how we get from a phone call to a price you can count on.
It starts with a free estimate at your house
Call 540-907-2307 and we come out, measure, and look at the things that actually move the price: how high the deck sits, what the ground does behind your house, where the door lands, what your HOA is going to want to see. There is no charge and no obligation, and we do this across Fredericksburg, Stafford, Spotsylvania, King George, Orange, Louisa and Caroline County.
You leave that visit knowing what your deck will cost. Not a range, not a per-square-foot guess you have to do math on.
Two decisions set your price
First, the footprint. How big, what shape, how many levels, and whether it needs stairs down to the yard. Size is the obvious part. The less obvious part is that corners, levels and stairs cost more per square foot than a plain rectangle, so a 300 square foot deck with an octagon bump-out and a full stair run is a different animal than a 300 square foot box.
Second, the decking material. This is where most of the money lives, and it is a separate decision from the footprint. Most of our customers today go with TimberTech or AZEK. We are an authorized dealer, so you can see the full color and railing range in our design center before you commit. We also build in Trex and in pressure-treated lumber, if you would rather put the money into size than surface.
We price your footprint in all three so you can see the spread and decide for yourself. We are not going to push you toward the expensive board.
What is in the number, every time
- Framing at 12 inches on center. The industry standard is 16. We frame tighter because that is the difference between a deck that feels solid in year eight and one that feels springy underfoot. It is the single thing we will not cut to hit a price.
- Railing, laid out and priced with the deck, in the style and color you pick.
- Permits and county approvals, including custom plan views drawn for your HOA. We handle the paperwork.
- The dumpster and the cleanup. You are not renting anything or hauling anything off.
- Our 3-year in-house warranty, on top of the manufacturer warranty on the boards.
Pressure-treated lumber is rated for ground contact and warranted against termites and fungus. We are Trex Pro Platinum and TimberTech Pro Platinum certified.
What most people add
A deck is a starting point and nearly everybody adds one or two things. In the order they get picked:
- Lighting in the posts and stair risers. Cheapest upgrade we sell in terms of how much it changes the space after dark, and it does not need an electrician or an extra inspection.
- Under-deck drainage, Trex RainEscape or TimberTech DrySpace, if the deck sits high enough to make a dry patio underneath worth having. DrySpace installs from below, so it works on a deck you already have.
- A roof over part of it โ a covered porch, ScreenEze screening, or Oasis vinyl window enclosures. Same structure at all three levels, so you can build the porch now and enclose it later without tearing anything out.
